What changes when you buy in Ontario?
Ontario land transfer tax is part of most purchase budgets. Toronto adds its own municipal land transfer tax. Eligible first-time buyers may receive refunds, but residency, ownership history and other conditions must be checked. Ontario sales tax on mortgage default insurance must be paid in cash at closing.

Moving between Ontario and Alberta?
Talk through the sale and purchase dates together. Bridge financing, portability and qualification depend on the lender and transaction. Your current mortgage may not transfer automatically, and an early payout can create a penalty.

What cash do I need beyond the down payment?
Allow for land transfer tax, legal costs, adjustments and other property-specific expenses. Toronto has an additional municipal land transfer tax. Eligibility for a federal first-home program does not automatically establish eligibility for Ontario’s first-time homebuyer refund.

Can rental income from an additional unit help me qualify?
The lender determines which rental income and documents it can accept. Municipal permissions and registration must be checked separately; a legal unit does not guarantee that all projected rent will qualify.
Must I renew with the same lender?
You can compare other lenders. A new lender still assesses the application, and switching may involve discharge, appraisal, registration or legal costs. An increase in borrowing is different from a straight switch.
