What is different about Ontario and Alberta closing costs?
Ontario uses provincial land transfer tax, with a separate municipal tax for Toronto. Alberta uses land-title and mortgage-registration charges. Eligibility for refunds and other transaction-specific charges must be assessed separately.
A useful way to test your assumptions
Compare provincial scenarios with the same purchase price and mortgage amount. The result excludes some taxes and circumstances described below; your lawyer’s closing statement is the final transaction-specific calculation.
