What changes when you buy in Alberta?
Alberta does not charge a provincial land transfer tax. Budget for both land title and mortgage registration fees, plus legal fees, adjustments, inspections and any other transaction costs. A lower transfer cost does not replace mortgage qualification.

Talk through the sale and purchase dates together. Bridge financing, portability and qualification depend on the lender and transaction. Your current mortgage may not transfer automatically, and an early payout can create a penalty.

What cash do I need beyond the down payment?
Allow for land-title and mortgage-registration charges, legal costs, adjustments and other property-specific expenses. Registration is not free. Ask your lawyer to confirm the current charges for your transaction.
Does Banff follow the same occupancy rules as other Alberta cities?
Banff National Park has specific eligible-residency and leasehold conditions. Do not treat it as an unrestricted second-home purchase.
