Begin with a one-page overview
Note your goal, property location, expected transaction date and approximate borrowing need. Add whether you own other property, work for yourself or have a home to sell. This gives the conversation direction before anyone requests a full application.
Describe your income clearly
Make a list of employment, business, bonus, commission and other income sources. Ask which evidence the lender needs for each. A document checklist is specific to the file; do not assume one pay statement or one tax return tells the entire story.
Bring the current commitments
Have an overview of mortgage balances, loan payments and other obligations available. Include the term end date of any existing mortgage. For rental property, prepare the leases and carrying costs so the income and expenses can be considered together.
Keep sensitive records in the right channel
Use the website form only to request a conversation. Do not include a Social Insurance Number, bank details or documents. Ask the team to explain its approved application and document process before you share financial records.
Organize documents by question
Group income evidence, down-payment history, debts and property records separately.
